After correctly completing the 3 appropriate forms to transfer ownership of a second house from one family member to another, we sent them to the Land Registry. They returned them explaining that they needed those involved to visit with identification before they could act. (This is reassuring, because last time we did this, they didn't ask for identification, and I worried that it might be an easy way to steal a house). We will of course do this, but I was wondering out of curiosity: Since we've completed the documents, signed dated and witnessed as a deed, has the transfer already legally taken place even though the Land Registry has not made a formal record of the transaction? No. A transfer of title to registered land is effected by registration, and in no other way.
