Exact process of Exchanging Contracts on house sale by

Can anyone explain the mystery of this to me?
Say there is a chain of five and all solicitors say they have completed all
their legal work and are ready to exchange but how is it triggered. Is it
the bottom of the chain solicitor? Do they get the agreement from respective
clients to be able to proceed to exchange at any point over the following
day or two without further need to check with...

Mice in the place, Lanlords problem? by

Hi,
I live in a basement flat in a city centre and I am pretty sure there
are mice in the building. This is rented accomadation and I have
spoken to the lanlord but he says there is no mice there.
My question is where do I stand? If there is mice in the property is
this the responsability of the tennant or the lanlord?

toys. Ths shop is on the ground floor of the building and the first floor is
a flat which is rented out separately. We have had three incidents of water

The latest developments: I sent the police a demand that my equipment
should be returned. I also complained they have sent me a letter
stating they could not start investigating the complaint I had made
because the matter was sub judice. I pointed that my computers and
diaries had alledgely been taken as evidence in a multiple murder case
and I had not been charged with anything therefore there...

Could anyone help me with the 'law' concerning a piece of uncliamed land
next to my house, that I 'claimed' and used for the last 34 years or more.
Its a corner property, where a small strip of land , unsuitable for any

Sorry if this question is slightly offtopic in this newsgroup, but i know
there are some experts in this field that read this group.
I was wondering if mobile speed cameras ( radar traps whatever you call
them ) are subject to the same margin thresholds as fixed cameras.
The reason i ask, is because today I came across a mobile speed camera and
on my car speedo it read 80mph.

I have a mate (honest) an OAP who when riding his pristine R80RT hit a
pothole 13" long 14"wide and 3.5" deep.
He submitted a bill to the council for reparation and got told to beat it as
the road had been inspected regularly.
The Council are defending the claim and it has resulted in a small claim

Hi,
I ordered a part to fix my washing machine and paid a lot extra (50%
more) for next day delivery. The item arrived on time but it had a
clear manufacturing fault.
When I telephoned them they offered to send out another part but
refused to send it next day or refund the extra postage. Do I have

As I recall the rule in the UK is that, for someone dying intestate
outside the UK having property within the country, the UK laws of
succession will apply to that property.
Unfortunately I am unable to find a specific statute (or even case
authority) to support this proposition.

that it can`t be used to sue a government department - is the DSA a
department in this context? If so, how does he sue them?

They have seized my computers and other stuff as evidence in a
